       Steps to the Commercial Lease  
                                            Application Process:
 
1st step - Applying:

The most important step is to get your completed application to us ASAP. All tenants, partners and   guarantors must fill out and sign a separate completed application. The applications must be brought directly to our office, sent via facsimile, or emailed. The application can be downloaded from our website, picked up at our office, requested via facsimile, or emailed.

2nd step - Set up a Meeting:
Set up a meeting to discuss your application(s) and any questions regarding the lease agreement and/ or the space itself.
3rd step - Supporting Documents:
1.) A valid photo ID (driver's license, passport or other US Government issued ID). Photocopies of IDs may not be faxed, please send via mail, fedex or email.
2.) A complete copy of your last two (2) year's federal corporate tax returns.
3.) Reference Letter from CPA stating the nature of your business, length of business relationship, and earnings over the course of thebusiness relationship.This letter must be on company letterhead from the CPA and must be signed. We require both verbal and written verifications of the CPA. Please make sure he/ she includes a return phone number - emails do not suffice.
4.) Reference Letter from current/ previous employer stating the nature of your business, length of employment, and approximate annual income.This letter must be on company letterhead from the Owner, Managing Director, CFO, or HR Dept and must be signed. We require both verbal and written verifications. Please make sure he/ she includes a return phone number - emails do not suffice.
5.) A copy of your last three (3) business checking account statements.
6.) A copy of your last three (3) business pay stubs. If direct deposited - please indicate on banking statements.
7.) A copy of your last three (3) business credit card account statements.
8.) A copy of your Business License
8.) Proof of Ownership Documents
           a.) If business is a general partnership, please supply a copy of the signed partnership agreement, to confirm who the partners are.
           b.) If the legal entity is a corporation, please suppply a copy of the merchant's certificate/ articles of incorporation, stamped by the secretary of the state from the state of organization.
9.) Copy of complete Business Plan including samples of branding, logos, prospective signage, proposed alterations to frontage, build-out information, rough sketches, layout of interiors, copy of liquor license, and copies of permits and/or permit applications for construction.
10.) Any other required documents requested by the leasing agent, including but not limited to employment, client, and landlord refernces.
4th step - Verification:
Sky Management Corp. verifies all the information on your application(s). Please make sure we receive all the required paper work, contact phone numbers for your references (with adequate time to verify) and that any other requirements are fulfilled within 1 week of the application meeting with the Sky Management leasing agent.
